Project Description:

This is a LEED® Certified Level project that involved a new four-story dormitory.  Included were ground floor mechanical rooms and attic mechanical rooms. The building was comprised of dorm rooms, apartments, meeting rooms, lounges, a kitchen and offices.  It featured a wireless network system.

The project energy-related systems included:

  • Siemens Building Automation System integrated into campus networked control system.
  • Trane central air handling units with DDC-controlled variable air volume reheat air terminal units.
  • Demand control ventilation via CO2 sensors.
  • Steam to heating hot water heat exchangers.
  • Variable volume chilled water and heating hot water
  • Lighting controls based on occupancy sensors and dimmers

System WorCx Scope of Work

System WorCx was hired as a third-party commissioning firm contracted directly to Duke University. Commissioning included HVAC and controls, normal and emergency electrical power, plumbing, fire protection, fire alarm, security, telecommunications. Michael Mantai was the commissioning authority performing all commissioning activities (design reviews, Cx plan, field testing, troubleshooting, etc.).
